Professionally I'm an analyst, and prior to listing this property I performed my own Comparative Market Analysis within this building, this neighbourhood, and this city. I'll limit the comparisons on this page to my building, but I encourage you to perform your own comparisons with other buildings, so you can see why the price for this condo is so good.

At this time, there is a 1 bedroom + den unit that is 820 square feet selling in Phase 1 for $399,900. This is a price of $488 per square foot. Historically, Phase 1 has cost more than Phase 2, but Phase 2 has always caught up to the prices in Phase 1. As well, there is a 1240 square foot unit selling in my building for $599,900, this is a price of $483 per square foot. My condo is 840 square feet, selling for $389,900, this is a price of $464 per square foot. This means that I am selling my condo for $20 less per square foot than other condos in this building. ALSO NOTE: my unit has more upgrades than most other units.

Conclusion

Currently, the condominium market and real estate market remain strong. This building and neighbourhood are growing, and continue to be a great investment. Migration in to Toronto has always been strong, and currently even more people are moving in to the city because of rising oil prices. Demand for this building - not just this neighbourhood - is high, and increasing. When purchasing real estate one must consider both the medium and long term, and with that in mind we see that prices in this building are on the rise.
